Last week, Dickerson Development officially purchased the residential portion of the City-owned land commonly known as Campus West, located at the northwest corner of N. Industrial Boulevard and Airport Freeway. Crews have already completed preliminary work and started pushing dirt.

Dickerson Development, in conjunction with David Weekly Homes, will construct 106 townhomes as part of the future Gateway Village neighborhood. The townhomes are expected to be priced around $450,000 and will have a “classic” look comprised of brick and stone (renderings unavailable at this time).  All homes will face a public street or greenspace, and a trail system will connect the open spaces and adjacent commercial areas.

Gateway Village is estimated to be complete by July 2026, weather depending.

The City Council will consider a final measure on the commercial portion of Campus West during the March 11 Council meeting. Following that decision, City staff expects to close on the sale of the commercial portion next week with StreetLevel. The City will provide an update once that occurs on all communication channels.

Development Progress Recap

In 2021, the City purchased an 18.77-acre property located at 205, 209, and 401 N. Industrial Blvd. to ensure full redevelopment of the site with uses that serve the needs of the community. Last June, the City Council approved measures to sell the City-owned land commonly known as Campus West for commercial and residential development to Dickerson Development (residential) and StreetLevel/3MEBS (commercial) based on their proposed plans for the property.

When fully developed, the combined residential and commercial portions are estimated to generate $680,000 in annual sales and property tax revenue. In December, the City announced Sprouts Farmers Market will be the cornerstone of the future Gateway Plaza, the name of the commercial section of this development. In addition to Sprouts, the development will also include two 10,500-square-foot retail/restaurant buildings and an 18,000-square-foot open space/plaza area for community gatherings.
