The North Richland Hills City Council has approved new short-term rental (STR) regulations, following months of public engagement, discussions, and public hearings. The decision was made at the October 13, 2025 City Council meeting and marks a significant step in balancing neighborhood integrity with responsible property use.
Under the new ordinance, existing short-term rentals will be allowed to continue operating only if they obtain an annual permit and inspection and comply with updated rules covering occupancy limits, noise control, parking, safety, and hotel tax payments. However, no new STRs will be permitted in traditional single-family neighborhoods. New rentals will only be allowed in multi-family, commercial, and Transit-Oriented Development (TOD) zoning districts.
The new regulations provide the City with the authority to enforce compliance and, if necessary, revoke permits for properties that repeatedly violate the rules. This ensures that STRs operate responsibly and that community standards are upheld.
The ordinances will take effect on November 13, 2025. STR operators will be notified by City staff once the registration portal is live and available for permit applications.
Residents and property owners can learn more about the new rules and next steps by visiting the Short-Term Rental webpage or viewing the October 13, 2025 meeting video on the City’s website. The next City Council meeting will be held October 27, 2025.
